Plain version first: this site teaches what Terri Wren has learned buying mobile homes in Texas. It is education, not advice on your deal. When you use the site, download the free checklist, or buy Profit or Pass, you agree to the terms below.

1. Who we are

This website, beyondthehitch.com, and the products sold on it are operated by Beyond the Hitch ("Beyond the Hitch," "we," "us"). Terri Wren is the owner and the person whose experience the materials are based on. You can reach us at [email protected].

2. Education only

Everything on this site, in the free checklist, in Profit or Pass, in our emails, and on any call with Terri is general education based on her own experience buying and managing mobile homes in Texas. It is not legal, financial, tax, real estate, or investment advice, and it is not advice about any specific property or transaction you are considering.

Terri Wren is not a licensed real estate agent, broker, attorney, accountant, or financial advisor in Texas or any other state. Talk with a qualified, licensed professional before you buy, sell, finance, move, or rent a property.

3. No promised results

Real estate involves risk. Prices, rents, repair costs, moving costs, park rules, and local laws all vary and change. We do not promise that you will find a deal, make money, avoid losses, or reach any particular result. Any numbers, examples, or stories we share, including Terri's own track record, describe what happened for specific people in specific situations and are not a prediction of what will happen for you.

4. Products and delivery

Free checklist. "Deal or No Deal?" is a free downloadable PDF sent to the email address you give us. By requesting it you agree to receive it and follow-up emails from Terri, which you can stop at any time.

Profit or Pass. Profit or Pass is a digital product: a fill-in spreadsheet and a screen-recorded video walkthrough, priced at $47 unless stated otherwise at checkout. After purchase you receive an email with the download link, the video link, and a link to book a call. There is no physical shipment, no login, and no ongoing subscription.

You are responsible for giving us a working email address and for checking spam folders. If your delivery email does not arrive within 24 hours, email [email protected] and we will resend it.

5. Payment and refunds

Payments are processed by a third-party payment processor. We never see or store your full card number. Prices are in US dollars. Sales tax is added where the law requires it.

Refunds. If Profit or Pass is not what you expected, email [email protected] within 7 days of purchase and we will refund the purchase price in full. After that window, all sales are final because the product is a digital download that cannot be returned. Refunds go back to the original payment method and can take several business days to appear.

Chargebacks. Please contact us before disputing a charge with your bank. We would rather fix the problem.

6. Discovery calls

A purchase of Profit or Pass includes one 30-minute call with Terri, booked through the scheduling link in your confirmation email. Calls are a courtesy that comes with the product, are subject to Terri's availability, and are meant to answer questions about the materials and her experience. They are not a consultation on your specific deal and do not create an advisor, agent, broker, partnership, or fiduciary relationship. Missed calls may be rescheduled once at our discretion.

7. Your license to the materials

When you download the checklist or buy Profit or Pass, we give you a personal, non-transferable, non-exclusive license to use the materials for your own education. You may print the checklist and make copies of the spreadsheet for your own deals. You may not resell, share, post, upload, redistribute, or teach from the materials, or remove our name from them, without written permission.

8. Acceptable use

You agree not to use the site or the materials for anything unlawful, to scrape or copy the site, to interfere with how it works, to submit false information in a form, or to try to access accounts or data that are not yours.

9. Our content

The site, its text, design, logo, checklist, spreadsheet, videos, and emails belong to Beyond the Hitch and are protected by copyright and trademark law. "Beyond the Hitch" and "Mobile Home Wealth Blueprint" are our marks. Nothing here transfers ownership to you.

10. Third-party services

We use outside companies to host the site, process payments, deliver email, schedule calls, and measure advertising. Those companies have their own terms and privacy policies, and we are not responsible for their services. Links to other websites are provided for convenience and are not an endorsement.

11. Limitation of liability

The site and materials are provided "as is" and "as available," without warranties of any kind, express or implied, including fitness for a particular purpose. To the fullest extent Texas law allows, Beyond the Hitch and Terri Wren are not liable for any indirect, incidental, special, consequential, or punitive damages, or for any lost profits, lost deals, or property losses, arising from your use of the site, the materials, or a call. Our total liability to you for any claim will not exceed the amount you paid us in the 12 months before the claim arose.

Some states do not allow certain limitations, so some of the above may not apply to you.

12. Indemnity

You agree to defend and hold harmless Beyond the Hitch and Terri Wren from claims, losses, and expenses, including reasonable attorney's fees, that arise from your use of the materials, your real estate activity, or your breach of these terms.

13. Texas law and disputes

These terms are governed by the laws of the State of Texas, without regard to conflict-of-law rules. Any dispute will be brought in the state or federal courts located in Texas, and you consent to their jurisdiction. Before filing anything, please email us; most problems can be sorted out with a conversation.

14. Changes to these terms

We may update these terms from time to time. The effective date at the top tells you when they last changed. Continuing to use the site after a change means you accept the new terms.
